Anyone in the know, with a deposit and sufficient creditworthiness, is buying property in this part of Hackney right now - with the East London line extension opening in a couple of years, it's likely to be a sound investment.
Hot on the heels of these new residents are the amenities to support them, including a smattering of newly-revamped pubs and the most recent of these is the Prince Arthur, not far from the soon-to-be-reinstated Dalston Junction station.
To be sure, this newcomer is a handsome pub and it's the latest offering from those responsible for the gastro-tastic Gun and The Well. We weren't sure what to expect coming here on Friday - it is, after all, hidden in the Hackney hinterland. But lo! the place was very busy indeed; with every seat taken, it appears success has been assured within only a few weeks of opening.
Inside, it's a subtle and carefully modernised pub; the mix of the original features and clean lines works well, creating a bright, but relaxing air. The pumps offer a couple of ales (inc. Deuchars) alongside Meantime wheat beer, a decent wine list and, of course, a full-blown gastromenu.
It's certainly nice to see an old pub spring back into life - a wander around nearby streets offers a ready supply of recently closed-down pubs - and the crowds at the nearby Prince George indicate there's a demand.
Although Friday night is already standing room only, earlier in the week offers a more peaceful affair; good news for the owners, not such good news if you're looking for a relaxed pint to finish your working week.
