20 viewings, but still no proper offers

Lisa Currie put her two-bedroom basement flat in Fulham on the market for £449,950 in February.

Despite around 20 viewings, so far she has had no acceptable offers.

Now the 29-year-old actress and music club manager has decided to trim £10,000 off the asking price to drum up some interest in her property, which is being marketed by Foxtons.

She is luckier than most - with a relatively small mortgage of £85,000 she does not have to worry about negative equity. She also feels she is in a strong position because, at her price level, most viewers are not those caught by the mortgage squeeze.

"I'm not that worried because this property is in a higher bracket so the people coming to view it are not first-time buyers struggling for a mortgage. They are generally second-time buyers and can afford it," she said. "Selling is not that urgent but I'm ready to move on and want to start afresh, so the sooner the better."

On the street where Lisa lives at least 13 properties are up for sale.

Average prices in the postcode hit a five-year high of £670,000 last year but dipped to about £600,000 in the last quarter.

Many of the flats are buy-to-let and some investors seeking to sell are being told to drop their asking prices by up to £100,000 to have any hope of finding a buyer.
