Fiona Parker-Cole was making her way to hospital after her waters broke. But as her contractions grew more frequent, her husband Rob, 33, pulled into Southfields Community College to call for an ambulance.
Mrs Parker-Cole's screams were heard by Mindy Cockeram, who was due to teach an evening class of expectant mothers.
Ms Cockeram said: "I had just pulled into the car park when I heard what I recognised as a woman in labour.
"I always carry a towel in my car so I grabbed it and told the parents who I was."
After 15 minutes of being in labour, Mrs Parker-Cole, 38, from Southfields, gave birth to a healthy boy, Oscar.
Ms Cockeram, 44, said: "It was a magical but textbook birth. The mother was very efficient and all the credit goes to her."
Mrs Parker-Cole, who had hoped to have a water birth, said: "It's not the most dignified thing to have a baby in a car park but Mindy was absolutely amazing. She was so calm and authoritative. It seemed like she knew what she was doing and that got me through."
