The occupants of the property in Harlech Close, Bransholme, Hull, were forced to take the drastic action after a severe fire ripped through the house in the early hours.
Two men, aged around 18, and a woman aged in her early 40s, also escaped the blaze unharmed by clambering out of the bedroom window and dropping to the ground below.
Humberside Fire & Rescue Service said the severity of the fire trapped the four occupants in upstairs bedrooms shortly before 5am on Sunday.
A spokesman said: "Before the arrival of the service a two-year-old female child was dropped from a bedroom window and caught by a neighbour in a daring rescue effort.
"The three remaining occupants self-rescued by dropping themselves from first floor windows to the ground below."
It is thought the child was dropped around 3m into the arms of the neighbour below. It is not thought anyone was seriously injured.
Two fire engines attended the scene and firefighters wore breathing apparatus as they fought the blaze.
The incident is being treated as suspicious and a joint investigation between fire investigation officers and police is under way.
Steve Topham from the Humberside Fire & Rescue Service said: "Undoubtedly this incident could have been much worse. Having smoke detectors clearly saved the lives of the occupants. The quick thinking and actions of the neighbour should also be congratulated."
